Who do you represent as a Home Inspector?

I am an independent, third-party home inspector. This means I work solely on behalf of the client who hires me, whether that’s a buyer seeking an objective assessment before purchasing, or a seller preparing their home for the market. I am not affiliated with any real estate company, builder, or government agency, and I do not regulate or enforce municipal by-laws. My role is to provide an unbiased, professional evaluation of the property’s condition to help you make informed decisions.

What is your home inspection service area?

I provide services within the region of Muskoka (Ontario, Canada), but may travel further depending on the property location.

How long does a home inspection take?

Most residential inspections take 2–3 hours, depending on the size, age, and condition of the home. I would suggest booking 3.5 or 4 hours total for the home inspection, just incase the process takes a little longer.

What does the inspection cover?

An extensive inspection of the entire home, which includes:
-Roof, exterior, and structure
-Electrical, plumbing, and HVAC systems
-Insulation, ventilation, and attic
-Interior (walls, floors, ceilings, windows, doors)
-Built-in appliances and safety devices
-Recommendations/ opinions on the condition of equipment, or build quality.

Should we put a condition on home inspection in our offer?

Yes. An inspection can typically be coordinated and finished within 3-10 days and protects the buyer by providing a way to back out of the purchase agreement, or to help with negotiating a better price if an issue arises. A home inspection is highly recommended for any home buyer, even if the home is new.

Do I need the Septic or dug well add-on inspection?

That depends; if you have a septic system that was installed within the last 5 years and you have been provided with proof from the owner that it was professionally installed and maintained (pumped after 3-5 years), then you likely do not need a septic inspection. Similar to the septic system, if you have a dug well that was installed in recent years, and you have confirmation that it was done professionally, it is likely still within its expected life span for quality performance. However, we do recommend requesting that your Realtor complete a water sample test ahead of time for dug wells.

We are buying a new-build home; do I still need a home inspection?

Mistakes can still happen on new homes, so inspections are recommended.

Will I get a custom home inspection report?

Yes – A digital report with detailed information and recommendations is delivered within 48 hours of the inspection in most cases.

Can I attend the home inspection?

Yes, we recommend it so you can ask questions in real time and understand any findings; however, if you cannot attend the inspection, we can do a phone call to summarize the inspection after the report is finalized.

What if issues are found during a home inspection?

That is what a home inspection is for: to find problems, so you know what you’re buying, or walking away from! If a problem is found, we will inform you and recommend the next steps, such as negotiating a lower price or having the owner fix it before the closing date.

Are you insured as a Home Inspector?

Yes – I have full liability and E&O insurance.

Is the home inspection presented as a pass or a fail?

No. Inspections are informational, not pass/fail. They give you objective details surrounding the various structures and components that make up the home, so you can make an informed decision.

Our services include pre-purchase home inspections and pre-listing inspections for residential properties throughout the Muskoka region (Gravenhurst, Bracebridge, Huntsville, Port Sydney, and surrounding areas), which involve inspecting and providing a comprehensive report on a home you are interested in purchasing, or for a homeowner planning to list their home for sale.

**We DO NOT provide services for the following: commercial inspections, new construction pre- or final inspections, mobile home/trailer inspections, or maintenance inspections.**

**We can only inspect what we can see, or gain access to. For example; If the exterior foundation is covered in parging cement, we would not be able to see the condition of the exterior foundation behind it.
**We do not test for Radon, as the process requires a radon kit that needs to be left in the house undisturbed for several days at least, or up to three months for best results.
**Swimming pools, saunas, hot tubs and other recreational systems are outside the scope of our inspections.
**Your Realtor is typically responsible for completing a water sample test.
**We cannot inspect inside drilled wells as they are contained systems, and therefore can only inspect the water that enters the home.
**We do not take samples from the home to test (such as mold).
**We do not inspect fireplaces (WETT).
**We cannot inspect septic systems in the winter unless the homeowner/ Realtor can arrange for the snow to be cleared before the inspection.

My Mission:


I started this business with one purpose: to protect families like my own. With an extensive background in renovations, as well as owning several properties from an island cottage, a century 3 story urban home, and a modern rural home, I gained quite a lot of experience in dealing with different equipment, foundations and building materials.

A little while later, while considering to buy a home for my wife and two young children, I discovered and pointed out several issues during an inspection to the Inspector that they had overlooked, including the entire house’s electrical not being grounded, which can be very dangerous! That experience, as well as some issues I discovered on our modern build home showed me how often corners are cut and mistakes go unnoticed, even by professionals — and how critical it is to have someone with the knowledge, experience, and attention to detail to catch them.

My passion is ensuring that every inspection I do meets the standard I would want for my own family, so you can have the information and confidence in whether or not the home is right for you.
